Northern Two Cayes in Context of the Private Island Market World-wide

Belize Market

Lots on the market but much of the inventory is swampy small islands that need a lot of filling and/or are poorly located.

Most offerings (about 80%) are small islands under 20 acres and the price per acre runs well over $100,000 per usable acre up to $650K per acre. (Northern Two Cayes are at $90K per acre).

Most offerings are far from the reef and good water and few have good fresh water
Almost all offerings do not have capability for an airstrip.


South Pacific

Many very good looking islands with good elevation, good reefs, and pretty waters, but all are very far from the U.S. mainland and also far from any kind of civilization.

Thailand - by and large very expensive per acre from $200K to over $1M per acre.  Good beaches and level land.  Close to wealthy markets.

Fiji - very low prices per acre, but very rocky and steep land and very far from civilization. Beautiful waters and reefs and palm trees.  Many have unprotected harbors.  Fr from wealthy markets.

Philippines - very low prices per acre, but very rocky and steep land.  Beautiful waters and reefs and palm trees.  Far from wealthy markets.

French Polynesia - most similar to Lighthouse Reef with atolls and flat islands with palm trees and reefs and beautiful waters.  Also very expensive per acre at $400K plus, and very remote with difficult access.  (4000 miles from the U.S. Mainland.)


The Bahamas

Lots and lots of little islands and cayes with some sandy beaches and rocky shores -
beautiful waters and some good reefs.

Prices per acre vary wil

ly from lows of around $65K per acre to as high as $650K per acre.

Proximity to the U.S. Mainland is a great positive for the Bahamas but where Belize and Lighthouse Reef beat the Bahamas is:

  • There are few palm trees in the Bahamas.

  • The winters can get quite cold in the Bahamas - it’s not tropical year round.

  • The reefs are not as large and prolific and diveable in the Bahamas.

  • The Atoll atmosphere at Lighthouse Reef is not duplicated in the Bahamas.


The Maldives

Wonderful atolls and beautiful waters and reefs exist in the Maldives. They are roughly 350 miles off the coast of India and 1500 miles from the Persian Gulf and other wealthy areas where travelers might come in from. They are about 4500 to 5000 miles away from Europe.

Prices are very high for the atoll island properties in the Maldives, running from $400K per acre on up to $640 per acre, and this is only for long period leases, not freehold title.

Long distances from any mainland for supplies and from any wealthy tourist markets make for difficulties in getting there and for keeping well supplied.


Conclusions about Northern Two Cayes

The price of $20M (or $90K per acre) is reasonable and actually low compared to world prices for similar quality and proximity to wealthy markets.

They have quality approaching French Polynesian islands, Maldives islands, and Fijian islands, but are in much better proximity to wealthy markets.

Their proximity to the States is not as good as Bahamas, but their quality are much better.
